What kind of home are you looking for? Here's a plain-English breakdown of the three main types of residential property in Singapore.
HDB
Housing Development Board
Government-built public housing — the most common type of home in Singapore. Practical, well-maintained and typically located near MRT stations, hawker centres and amenities. A great choice for students who want affordable, comfortable living.
Condo
Condominium
Private residential developments with shared facilities such as swimming pool, gym and 24-hour security. More modern interiors and a wider range of room sizes. Popular with students who want a more comfortable living environment with added amenities.
Landed
Terrace · Semi-D · Bungalow
Private houses including terrace houses, semi-detached and bungalows. More space and privacy than HDB or condo. Less common for student rentals but available in some areas near campus. Best suited for students or groups who value space and quiet.
Property Types at a Glance
| Property | Cost Range | Facilities |

| Landed | S$1,000–2,000+/mo (per room) | None — more space and privacy |
Room Types
Once you've chosen a property type, you'll need to decide which kind of room suits your budget and lifestyle.
Master Room
Private bathroom
The largest bedroom in the property, usually with an attached private bathroom. More privacy and space than other room types. You share the kitchen and living areas with other housemates but your bathroom is yours alone. A popular choice for students who value their own space.
Common Room
Shared bathroom
A standard bedroom in a shared property. You share the bathroom with other housemates, as well as the kitchen and living room. The most popular room type for students — a good balance of affordability and comfort.
Economy Room
Compact private room
A smaller, more affordable bedroom in a shared property. Typically furnished with the essentials — a bed, desk and wardrobe. You share the bathroom and common areas with other housemates. A practical choice for students who want their own private space without stretching their budget.
Utility Room
Converted utility space
A compact room converted from a utility space — common in HDB and condo properties in Singapore. The most affordable private room option available. Shared bathroom and common areas with other housemates. Best suited for students whose priority is keeping monthly costs as low as possible.
Shared Room
Shared occupancy
A room shared between two or more Residents, usually with single beds. Shared bathroom and common areas. The most budget-friendly option overall — best for students happy to share a room and keep monthly costs as low as possible.
