NTU's annual intake brings thousands of international students into Singapore's rental market on a fixed, predictable schedule. This segment runs on its own calendar — students arrive every August and January regardless of broader market conditions.

For agents with listings in Jurong West, Clementi, Buona Vista, and the Pioneer corridor, this is a recurring, predictable pipeline. The challenge is reach — international students need housing quickly when they arrive, and getting in front of them early is not straightforward.

That's the gap WelcomeStay fills.

We speak to international students in English and Mandarin, we understand what they need, and we have a pipeline of verified, pre-screened students ready to be matched. What we don't have is a CEA licence. We don't prepare tenancy agreements. We don't do estate agency work. By law, we can't — and we don't try to.

If you have listings near NTU

List your landlords' rooms with us.

Share your available listings — location, room type, availability, rental range. We list them on our platform and push them through our student channels. No exclusivity required.

We do the student-side work.

We attract, screen, and verify international students. We match them to your listings by budget, move-in date, and location, and manage all inbound enquiries. You don't spend time on students who aren't serious or don't fit.

We hand you a confirmed booking.

Once a student confirms, we pass the booking to you — student details, contact information, confirmed intent. From that point, it's yours to close.

You handle everything you're licensed to do.

Tenancy agreement, documentation, inventory handover, landlord relationship — all yours, exactly as they should be.

Our fee is due on confirmed tenancy.

WelcomeStay charges a success fee per confirmed tenancy — payable only when a student we sourced moves into your listing. No upfront cost.

We're not here to compete. Here's why that's structural, not just a promise.

WelcomeStay can't do what you do. We are not licensed under the Council for Estate Agencies. We cannot legally prepare, negotiate, or execute tenancy agreements. We cannot act as an agent between landlord and tenant. The work you're trained and licensed for is work we are structurally excluded from.

That's not a weakness in our model — it's the foundation of a clean partnership.

What stays with you

Your tenancy agreements and documentation — you draft, review, and execute them. Your inventory handovers and property checks. Your landlord relationship, where applicable.

Looking for documentation work rather than leads?

Sometimes WelcomeStay already has the landlord and the matched student — but the landlord prefers not to manage the tenancy agreement themselves. In these cases, we bring in a licensed agent to handle the TA and documentation. No prospecting, no landlord acquisition required.
